Putting a yurt up for your own use and running it as paid accommodation are two different things in the eyes of most councils. This guide is for the second one. For private use, start with our council approval guide.
Why does paid accommodation change things?
Because the use changes. Councils look at what a structure is used for as much as what it is. A yurt used as a studio and the same yurt rented to guests can sit in different categories, with different rules.
What will council want to know about a glamping site?
- Number of units. One unit and a small cluster are often treated differently.
- Amenities. Toilets, showers and how wastewater is handled.
- Fire and bushfire. Access for emergency vehicles and any bushfire overlay.
- Access and parking. How guests get in and where they park.
- Water and power. Your supply for guests.
- Zoning. Whether tourist accommodation is allowed on your land.
Who should you talk to?
Start with us, then your council planning team, before you buy or build. Some operators also bring in a town planner for larger sites. Ask your insurer early as well, because platform cover is not a substitute for your own public liability insurance.
What are the steps to get a glamping site approved?
- Work out your use: how many units, who stays and for how long.
- Check your zoning and overlays on your council website.
- Call us to talk through the site, and ask for our letters and templates.
- Book a pre-lodgement chat with council and get their answers in writing.
- Prepare your application with site plans and product details.
- Sort insurance before your first guest.
How much do glamping approvals cost?
It varies too much between councils and sites to give a reliable figure, so we do not publish one. Ask your council for their fee schedule and get quotes from any consultants you need.
What about New Zealand?
New Zealand has its own consent system. Talk to your district or city council early. We can help with the same letters and templates.
